03 — Guided Selections

Every material decision
made before work starts.

Material choices made during construction are expensive and disruptive. We resolve every selection before the slab is poured — through a guided showroom process, systematically documented, confirmed before contract.

Selections Before the Slab

Material changes during construction disrupt more than the materials themselves.

Trades are booked, walls are framed, timelines are set. A selection change during construction can trigger rescheduling, reordering, and replanning. We resolve every selection before that situation can arise.

The Process

From standard baseline to confirmed specification.

Three stages that ensure every material in your home is chosen intentionally — not by default.

01

The Standard Baseline

Every initial quote is anchored to a documented standard inclusion range. This ensures the first specification record is specific and contains high-quality foundational inclusions — not a vague baseline that changes through upgrades later.

02

The Showroom Visit

Prior to or during the early build stages, you visit our selection space. You move from paper to physical — touching textures, comparing finishes, confirming the materials that will go into your home. Every category is covered systematically.

03

Confirmed Before Contract

All material decisions are finalised and documented before construction begins. There are no selections made during the build that disrupt the programme or reopen the scope. What goes into your home is decided in advance — not improvised on site.

Why It Matters

Decisions made early keep the build on programme.

By the time construction starts, every tile, tap and fixture is already chosen, costed and scheduled. No trade is left waiting on a decision, and no finish has to be reworked once it is on site — the build runs to its programme instead of around late changes.

Coverage

Every category covered. Nothing left to a vague assumption.

Selections cover every visible and structural material in your home — addressed systematically before the slab is poured.
