02 — Design & Planning

Every decision made before
construction starts. Not after.

The most expensive problems in residential construction are the ones that were never resolved at the design stage. Our pre-construction service is built around a straightforward principle: nothing goes to contract until it is fully resolved.

Pre-Construction Design

Every drawing is a decision already made. Every gap is a variation waiting to happen.

When compliance is unresolved, scope is unclear, and structural requirements are discovered on site, every one of those can become a variation, a delay, or a redesign. We do not start building on ambiguity. All design work is produced in-house by our architecture and structural engineering team, so the design intent, documentation, and site pathway stay connected.

Why Pre-Construction Matters

Most delivery problems start in the drawings — or in what the drawings left out.

When compliance is unresolved, scope is unclear, and structural requirements are discovered on site, every one of those can become a variation, a delay, or a redesign. We do not start building on ambiguity. Every drawing is a decision already made.

The Outcome

What good design-stage work prevents.

01

Approval pathway reviewed upfront

Planning constraints are reviewed before permit stage. When approval risks are assessed before a contract is signed, the pathway is clearer and fewer issues move into construction.

02

Fewer avoidable mid-build changes

When structural requirements are incorporated at design stage, the build is less exposed to late redesign, rework, and programme disruption.

03

Energy compliance by design

When energy compliance is addressed in the design, there is no scrambling for a certificate at the end of the build.

Our Process

From site review to construction-ready documents.

A four-stage sequence where each step produces a clear output — ending in documentation ready for a clearly scoped contract.

01

Site & Compliance Assessment

We review planning zone, development plan provisions, and any site-specific overlays. We identify what is approvable before design time is spent on something that is not.

02

Architectural Design Development

Design is developed with layout, liveability, and site performance in mind — not just aesthetics. Orientation, natural light, and energy efficiency are worked into the brief from the start.

03

DA Preparation & Lodgement

We prepare and lodge your Development Application with the relevant authority, manage referrals, and respond to information requests. You do not need to coordinate between separate consultants.

04

Construction Documentation

On approval, we produce a full set of construction drawings and specifications suitable for a clearly scoped contract — with fewer gaps, fewer ambiguities, and fewer unresolved items.
